How panelized construction worksFrom drawings to weather-tight in five steps
MBS moves the framing and enclosure work from the lot to our St. Louis plant. Panels are built while your foundation goes in, then set and closed in days, not weeks. The result is a 50% quicker construction schedule.
Panelized construction is conventional wood framing built in a factory. Wall panels and floor cassettes are cut on CNC equipment, closed with insulation, windows, doors, cladding and MEP rough-in, shipped flat on standard trucks and set on a foundation in days. The result is a stick-built building, not a modular box or a manufactured home.
Panelized (MBS): Flat wall panels and floor cassettesModular: Finished 3D room boxes

Design freedom

The process
Five coordinated steps. One factory price.
01
Design
Your drawings or ours
Send permit-ready plans, or let our in-house architectural designer start from a survey and lot dimensions. Every project is modeled in BIM.
02
Estimate
Fixed price, valid 30 days
We price your plans and return a fixed factory price. Freight within the 1,000-mile service area is in the number.
03
Manufacture
While your foundation goes in
After permit approval, panels are CNC-cut, framed, insulated and closed with windows, doors, cladding and MEP rough-in to the agreed scope.
04
Deliver
Standard trucks
Panels ship vertically or flat-packed on standard flatbed and step-deck trucks. No wide loads, no escorts.
05
Install
Weather-tight in days, not weeks
Our crew or your GC sets the panels on your foundation. Interior trades start in a dry, enclosed building.
Your production slot, delivery date and install sequence are confirmed at contract.
Inside the plant
One model drives every cut
Your building lives in one BIM model. Assembly drawings and CNC shop drawings come straight from it. More than $2 million in automated CNC equipment cuts within 1/16 in., so what we cut is what you approved.

Build packages
Choose the scope that fits your project
From subcomponents for your framer to a single turnkey contract. MBS can tailor materials, finishes and the level of completion to your specification.
For framers and GCs
Framing only
Just the factory framing. CNC-cut subcomponents and open framed wall panels, built to your drawings. Your crew sheathes, closes and finishes on site.
Subcomponents: door legs, headers, stud packs, channels, Els
Open framed wall panels with coordinated openings
Buy only the pieces your crew needs
Structural start
Sheathed panels
CNC-cut, framed and sheathed wall panels, roof panels and floor cassettes. Your team insulates, closes and finishes on site.

Structural sheathing
Wall panels, roof panels, floor cassettes
Standard closed package
Panels only
Sheathing, WRB, insulation, air barrier, windows, doors, cladding and MEP rough-in are factory-installed. MBS or your GC sets the panels, and interior-finish trades follow.
Everything in sheathed
Mineral wool insulation, R-23 walls
Windows, doors and cladding
MEP rough-in
Rothoblaas air and vapor control
One coordinated contract
Turnkey
MBS contracts and subcontracts the build from start to finish. One contract, one schedule, one point of contact.
Everything in standard
Site work and installation coordinated by MBS
Inclusions set in your agreement
By agreement, foundations, site work, utilities and interior finishes are excluded unless included in a turnkey scope. Request the written warranty with your estimate.
For GCs and framers
Buy the factory work your job needs
Choose individual assemblies or combine a wall, floor and roof package. Your crew sets, connects and completes the building.
Preassembled door legs, headers, stud packs, channels, Els and repeat assemblies.
02
Framed wall panels
Open wall frames with coordinated openings and agreed backing.
03
Sheathed wall panels
Wall framing plus specified structural sheathing. Added enclosure layers are scoped separately.
04
Floor panels
Coordinated floor framing with the selected joist system and decking where specified.
05
Roof panels
Roof framing with decking where specified. Remaining roof layers are scoped separately.
06
Closed panels
Agreed insulation, enclosure layers, windows, doors, cladding and MEP rough-in.
Approved drawings and the written quote govern inclusions, factory layers and field interfaces.
The MBS Standard Wall
Seven layers, R-23 above grade
Our standard closed-panel package combines 2×6 exterior framing, mineral wool insulation, and Rothoblaas tapes and membranes. An MBS home achieved HERS 42, a project result, not a rating for every design.
Mineral wool is non-combustible, moisture resistant and made with up to 70% recycled content. The Rothoblaas membranes and tapes are Passive House Institute certified and applied in the factory.
Exterior (1) to interior (7). Layers are pulled apart to show the assembly; in the panel, mineral wool fills every stud cavity. Illustration, not to scale.

Built to your specifications
The MBS Standard is our baseline, not a limit.
We build to client specifications. Tell us what the project needs and we engineer, price and build it on the same CNC line.

Delivery and install
Standard trucks. Weather-tight in days, not weeks.
Ships flat or verticalRacked upright on A-frames or flat-packed on standard flatbed and step-deck trucks. Loads stay within legal limits, 8 ft 6 in. wide and 13 ft 6 in. high, so there are no wide-load permits and no escorts.
1,000-mile service areaAcross the Midwest, Mid-South and Plains. Freight is priced in your estimate.
Our crew or yoursMBS installs, or works with your GC and framer. An installer program for GCs is in development.
Inspected as conventional framingBuilt to the adopted code of your jurisdiction. In Missouri our panels are inspected as conventional wood framing; in St. Louis the City inspects them in our factory and again on site. Drywall stays off at panel edges, tops and bottoms so every connection can be seen. Your foundation is completed to MBS tolerances before delivery.
